Design WordPress Theme template

Hello, I am looking to have a custom WordPress template designed for our blog: www.realestatetoolbox.com. The winner will need to deliver the code and make sure it is installed over at the site before the project shall be considered complete. This should be a pretty fun project for someone as I have a few ideas but what i am really looking for is a creative concept. We sell a high end training course to Realtors as well as a membership site. Our entire business is focused on training marketing systems for Real Estate Agents. Our blog is an important part of us communication and we are looking for a creative design to upgrade the site that is already there. the theme is obviouslt a "toolbox" so to speak so implementing some kind of toolbox in the design is important.
