The project is to prepare a project finance model template that can be used for all projects in the future. The characteristics of the project are as follows: 1. Real Estate ONLY. No variation 2. Only project financing, either alone or with other cofinanciers 3. Financing in USD 4. Repayment is either in USD or Local Currency. But our reporting currency is USD so all numbers in Local currency have to be converted to USD. The model should take into account the currency risk. The project requirements: 1. You have to prepare a financial model for real estate project financing. 2. This project should be simple enough to understand. 3. Good formatting. 4. Used as a template so that anybody could simply replace a few numbers in the future projects and find out all the project finance ratios and IRR etc. 5. You need to Follow a logical, structured and disciplined approach towards model building. 6. Assumptions, sensitivities and scenario cases 7. Sources and Uses of Funds 8. Capture different types of taxation 9. IRR and NPV calculations using both project and equity cashflows 10. Lending and profitability ratios 11. Creating dashboard and hyperlink for easier navigation 12. Check sheet to detect errors 13. Repayment is either in USD or Local Currency.
