Brochure needed for marketing

Hello, I am the manager of a gym and we are looking to have small businesses in the area advertise in our facility. We have a 22,000 square feet facility and receive close to 30,000 people walking in and out of our facility each month. I need to setup a brochure explaining that we can advertise small businesses in our gym by hanging a framed poster 24inches by 32inches. It would be an exclusive deal so no other competition of theirs will be advertising in our gym. Setup fee would be $225 and monthly cost will be $125 and it must be a one year agreement. Basically we would be looking for barbershops which we can hang a poster in the men's locker room, or hair salon or nail place for the ladies locker room. Other businesses would be, restaurants, laundromats, and other businesses. We need a flyer or brochure trying to sell this service to other businesses. It would be a complete job, design and writing. I will upload some images and logos. Also in the images you will see some possible spots to hang the posters.
