As an high street estate agency in the UK market, the market is open to disruption and I want to bring my estate agency to the 21st Century. For this we are looking to create a PoC that tests our market
We are looking to create a platform for landlords to connect directly with tenants. It is aimed at reduces overheads/costs and becomes available 24/7 (via the app)
In the PoC there should be some basic elements included in that allow it to be easy to use. Lets look at it from two perspective (And differing time stages)
Pre renting
1. Landlord
The PoC should allow you to list the property on partner sites via API ([login to view URL], [login to view URL] etc) on their own. This would include things like then uploading pics (Filters?) write a description of it and place it up. It should also place it up on the companies front end so we list all the properties we have
Also when a viewing is requested manage your diary directly from there
At this point that’s all the landlord can do – but its an easy solution for them to get their product listed. Future iterations will see them being able to (a) collect rent, (b) manage availability & (c) manage the maintenance of the property
2. Tenant
From a tenant perspective it will be a longer roadmap, in the PoC able to look through all the pictures, review about the landlord(?) and also book a viewing for the flat. They can then also put in an offer in for the flat. It will only handle basic level of negottations (e.g. I offer XXX) more complex negotiations like a new SMEG fridge I will play YYY lets leave that to later.
Property Rented
1. Landlord
Capture the list of all key documents required (References, deposit, etc)
2. Tenant
Provide all the key docs (KYC, land lord checks etc) with the portal electronically
Post Rented
1. Landlord & Tenant
Chat structure that allows issues on rent. Further roadmap will allow “incidents to be created” that are for maintenance and that would involve the introduction of third party contractors and payment
This is looking to prove that within an app only you can remove a lot elements that a property does. The logistical element that is outstanding is how you would undertake viewings? However with this being rolled out to existing clients/properties this will be handled by Fuji staff
For reference the end to end process journey for renting a property is noted below
Current process
* Place ad on portals
* Obtain your tenants details for a credit reference
* Undertake credit references on the tenant through a third party agency
* Contact the previous landlord for the tenant and create a profile/reference for the tenant
* Take the holding deposit from the tenants (This process is soon to be dead!)
* Contact the tenants employer for a wage confirmation/review key docs and apply a affordability test
* Create the tenancy agreement
* Distribute gas certificate
* Distribute all other key documents (including the tenancy agreement)
* Collect all signed documentation
