A simple scaled site plan showing the proposed development:
For a period of 3 years, the depth to which a single storey rear extension to a detached dwelling house may be constructed is doubled from 4m to 8m and for all other types of dwelling house it is doubled from 3m to a depth of 6m. However homeowners wishing to build extensions under the new powers must apply to the Council for Prior Approval.
Development must be completed by 30 May 2016 and the new limits do not apply within Conservation Areas, areas subject to Article 4 directions or those properties subject to restrictive planning conditions. Furthermore the proposals do not apply to outbuildings or flats.
All other existing conditions would remain (e.g. 4m height limit and 3m limit on eaves height within 2m of property boundary and overall limit of 50% of the curtilage of the house which may be developed).
