effective landing page

i need s simple but effective landing page... this will be used for a mortgage company and will have to be attractive enough to have people fill up the form.. i am paying lots of money to have people send to the landing page so if they come to the page and do not fill up the form i have wasted money ..... we can offer them free credit report we can offer them free home loan value analysis... we can offer $200 off their closing cost... THEY HAVE TO FILL UP THE FORM....
